  • Can you hold a place before I apply?

    NO. Once a prospective tenant has been approved a property may be held for a tenant up to 10 days with the payment of a non-refundable earnest money deposit. The fee will vary depending upon the rental rate. Upon signing a lease, paying the remaining funds due and taking physical occupancy, the earnest money deposit becomes part of the refundable security deposit.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    In Arizona the law allows us to collect the 1st months’ rent, or a prorated portion thereof, plus up to 1.5 times the regular monthly rent in deposits inclusive of all security deposits, cleaning deposits, pet deposits, etc.
  • How old do you have to be to apply?

  • Is the deposit refundable?

    Our deposits are refundable.
  • Who needs a cosigner?

    A Cosigner may be offered to an applicant who has little or no credit history but not to applicants that simply have derogatory credit.
  • You have a property I want to rent. How do I apply?

    Find the property in our list of available properties on our website and click on the button titled “Apply Now”.
  • How do I pay rent?

    We make rent payment easy. Rent can be paid in several ways including 1) paying on-line through your tenant portal on our website by eCheck, credit card or debit card (a convenience fee is charge when paying by credit or debit), 2) sending us a check or money order, or 3) paying with cash by taking a Denman Realty & Property Management provided barcode to a CVS Pharmacy, ACE Check Cashing store or 7-Eleven store (convenience fee is charged by retailer).
  • I want to get a pet. What do I do?

    Pets, Assisted Living Animals and Emotional Support Animals must be documented before occupying a property by going to https://denmanrealty.petscreening.com/. Each landlord reserves the right to limit the size, breed, species and number of pets allowed in a property or may choose not to allow pets at all. Please contact our office for details on pet restrictions and for a list of fees associated with having a pet. Owners of Assisted Living Animals and Emotional Support Animals are not subject to any rental fees or deposits but may still be liable for any nuisance or damage caused to the property.
  • I want to move out, but my roommate wants to stay. What do I do?

    A roommate removal may be approved before or at lease renewal if the remaining roommate(s) are able to financially qualify for the lease. Please contact office for details.
  • My lease expiration is coming and I want to move out. What do I do?

    Arizona law requires a tenant to provide a 30-day notice to the Landlord that they intend to not renew the lease. Proper notice can be given by sending or faxing a signed letter to our office.
  • Who is responsible for paying for repairs & maintenance requests?

    Typically landlords pay for all repairs and maintenance beyond A/C filters, light bulbs and regular pest control. If it is discovered that a tenant has damaged the home directly or above normal wear and tear, the cost for the tenant caused repair may be charged to the tenant including HOA violation fines.
